Land Registry and Lease Plans

We specialise in producing Land Registry-compliant lease plans for solicitors. Our team can work directly with your solicitor or conveyancer to ensure plans are correctly coloured and boundaries marked according to lease descriptions.

In accordance with legal requirements for building design, a Principal Designer must be appointed to oversee the health and safety (H&S) aspects of the design process.

Previously known as the CDM Coordinator or CDM Consultant, the Principal Designer role is typically performed by the lead designer. However, in many cases, they may not possess the necessary H&S experience to effectively fulfil these duties. At Grow Architectural, we have been serving as CDM Coordinators for 15 Years, bringing over a decade of experience to assist developers and designers in meeting regulatory compliance.

Following the regulation changes in April 2014, the responsibility for health and safety in construction projects has once again shifted back to the designers of buildings.

We offer our Principal Designer services directly to clients, including developers and designers who prefer to delegate all or part of these responsibilities so they can concentrate solely on their design work.

We are equipped to support both domestic and commercial clients with their responsibilities and work closely with the project team to ensure that health and safety standards in construction are upheld to the highest level. We offer these services throughout the UK if needed.

We offer project administration services within South West and Wiltshire. Our experienced team can manage your construction and refurbishment projects under JCT Minor and Intermediate contracts, covering extensions, repairs, new builds, fit-outs, and refurbishments for commercial, residential, and industrial properties.

Project Administration vs. Project Management

Project administration and project management are often confused. Project managers focus on site operations and control, while project administrators handle contract administration, including site visits and liaising with contractors. Our role involves selecting the right contract, managing the tender process, handling change instructions, approving payments, and ensuring project progress.

We provide essential support throughout your project, often working with Quantity Surveyors on cost control. We assist with contract selection, tendering, design details, and site inspections. We act as a neutral party between you and the contractor, ensuring fair contract administration.

Consulting us can reduce construction disputes and provide expert guidance, helping to complete projects on time, within budget, and to high standards. Effective project administration minimises risk and maximizes investment returns, while reducing your stress.

Fees are based on a percentage of the construction costs and tailored to project complexity. Although this might seem high, the value of professional support and cost savings often makes it worthwhile.

In the UK, building regulation drawings are mandatory before starting any residential construction. These drawings specify the materials and construction methods for your project.

Your selected contractor will use the provided drawings to ensure the installation of the latest materials and adherence to the specified methods. These drawings are also submitted to building control for approval, and a building inspector will conduct site visits to verify compliance with UK building standards.

Our building regulation drawings and specifications are meticulously detailed to simplify the construction process for your contractor. We are also available throughout the construction phase to address any questions or concerns from your builder.
